Xbox 360 Thieve's guild work around?

I've read that the thieve's guild main quest is buggy but am hoping someone has a work-around for what I'm seeing. Upon every new play session with Skyrim, when I first go and visit Devlin, the dialog options begin with:
"I've completed the specail Whiterun mission"
"I've completed the special Solitude mission"
"I've completed the special Windhelm mission"
"Do you have any work...."

I can select each one of these and Devlin dutifully compliments me on each one, but the next time I play they are right back again. Are there MORE special missions? If so, will these dialog options all go away when I've complted the final one? No, I'm not yet head of the thieve's guild and it doesn't appear that that is going to happen in this character's lifetime.

Short of getting all 24 Stome of Barenziah, I'm not sure. I took care of another Guild that was attempting to make a place, and did the quest with/for Nightingale's, and am still getting "job's". So, I'm working on getting all of the stones to see if something changes.

Also, after doing a few job's, look around inside and you'll see there's been some improvements.

Ok... "problem "solved. Without spoiling it for others, the whole problem with the thieve's guild leadership promotion is that when you complete the Mercer quests you are given the impression that you're promotion is imminent. Nothing could be further from the truth. There's a LOT to do to futher prove yourself before that happens. If you just play along and come at things from that perspective you won't get hung up thinking you're missing something.

Isn't finding the those Stones of Barenziah a way? Problem for me is that I didn't keep track of where I gotten them so far. Some I remember, some I don't (have 12 of them now). Gotta figure out where the rest are and hope I don't double-back to where I've already picked one up.

One thing I've found on Burglary and Bedlam job's, doing them works almost the same way in the real world. Doing them in "daytime" is much easier, and when questioned, I've always been able to get out, and then wait for the occupant(s) to leave.

it takes a while sometimes because the city influence quests are randomly given, once it took me over 15 small jobs just to get one city done. pain in the ass! stones of bariziah isnt too hard, I used the Tamriel Maps App for Chrome, it gives you all the locations.

Yeh, I have the locations, just cannot remember where all 12 of what I have came from. I do not want to have to double back to places I've already gotten the stones from. Wish I knew of a way to tell.

yeah i hear that. I hate stuff like that. I wish there was a way to find your follower when they randomly decide not to follow you, that's my biggest peev.
 
Its a glitch on the newer patches on PC, but i see its on xbox too.. What patch do you have?
I have that problem with Delvin and vex, basically the dialogue resets itself, even if you're the guildmaster,
It has nothing to do with the stones of Barenziah... only way i found around it is on PC you have to load your save game twice, but the dialogue will reset again when you try to play skyrim again.

As Majestic81 said, the stones aren't necessary. I've now made guildmaster and have found very few of the stones. Just continue doing good stuff for the guild (as you'd expect) and you'll get there.

yes you can absolutely become guild-master before completing the stones quest, it's completely unrelated to the main quest-line. I know it's a total pain in the ass running all those small jobs for delvin and vex, but just keep doing them, eventually devin will compliment you on every city, then youre there. a good way to reference is to check the alcoves around the flagon, if they're all full of vendors, then you're ready to become guild-master (provided you havent killed any of them lol)
